THE PRICES INCLUDE:Laundry, tea towels, final cleaning, Wifi connection, TVSAT, dishwasher, phon, coffee machine, kettle, microwave-owen, toaster, bike-room/Ski-room with shoedryer, garage.
The prices are not linked to weather factors as well as open shops, restaurants, ski lifts and other similar services.
OTHER SERVICES:Elevator, washing machine 7,00 € per wash cycle.
LOCAL TAX:The local tax per person per night is not included in the price and applies to all guests over 14 years old.
CHECK IN – CHECK OUT:The apartments are available starting from 4 p.m. on the check-in day until 9 a.m. on the check-out day. We kindly ask our guests to inform us if the expected check-in time is after 6 p.m.
RESERVATION AND DEPOSIT:The reservation becomes binding only after the payment of the deposit. The deposit can be paid by bank transfer or by credit card (Master Card, Visa).
Before making the payment of the deposit, please read carefully the Terms and Conditions. With payment of deposit, you understand and agree to our terms and conditions.
CANCELLATION TERMS:In case of cancellation no penalty is applied only if the apartment will be confirmed by others under the same conditions as the booking itself.
After a cancellation, the deposit can not be used for future bookings.
In case of late arrival or early departure the price is calculated for the whole period stipulated at the time of reservation.
We recommend our guests to make a travel insurance that covers any inconveniences (Covid-19, illness and any other possible reasons for cancellation).
PAYMENT MODES:For the final payment we accept cash (up to 4.999,99 €), bank cheque or transfer, credit cards (VISA, Master Card) or Bancomat (debit cards). We kindly ask you to settle your bill the day before departure.
If balance is paid by bank transfer of check, payment will be taken on the day of arrival.
ACCESSIBILITY:For security and privacy reasons only identified and registred guests are permitted in the building and in its area.
SOFA-BED:
The price for the sofa-bed is 40,00 € per person per night (max. 2 persons on the sofa-bed).
PETS:No pets are allowed.
NO SMOKING:Smoking is not allowed inside the apartments and in the common areas.
FURNITURE:We ask our guests to take good care of the high quality furniture and the fine textiles of our house.
Any damage to the property or its appliances will be charged.
It is not allowed to take objects, equipment and kitchen utensils outside the apartment.
PLANTS AND FLOWERS:
Plants and flowers present in the private property cannot be damaged.
The property reserves the right to access to the apartments to watering the flowers on the balcony and terrace.
VIOLATION OF THE BOOKING CONDITIONS:In case of violation of the booking conditions, in order to protect the private property and the other guests, the owner reserves himself the right to show out the guests after the payment of the balance, towars which the guest bound himself with the payment of the deposit.

PRIVACY AND GENERAL CONDITIONS RELATED TO THE ALTO ADIGE GUEST PASS AND THE MOBILITY CONSORTIUM
Upon completion of the accommodation contract, the Südtirol Alto Adige Guest Pass (consequently Guest Pass) will be issued to the guest, which according to the decision of the South Tyrolean regional government No. 732/2022, is valid for the entire duration of their stay as well as from 0:00 on the day of arrival unto 24:00 on the day of departure.
The Guest Pass includes the use of all public transport within the “südtirolmobil” network area as well as additional services, which vary depending on the tourism organization. Detailed information can be found at: suedtirol-guestpass.info.
The sole entity carrying the Guest Pass in South Tyrol is the Mobilitätskonsortium, appointed as the unified coordination point in accordance with the above decision of the South Tyrolean regional government by the Provincial Association of Tourism Organizations of South Tyrol on November 16, 2022.The details of the additional services associated with the Guest Pass and the conditions of use of the Guest Pass are communicated by the third party responsible for issuing and managing the Guest Pass.
